The deposit system is the most unfamiliar part for newcomers. Checking the property register before signing prevents most problems.

Steps

  1. Choose a housing type — Goshiwon and share houses need almost no deposit and allow instant move-in. One-room monthly rentals need a deposit; jeonse requires a large lump sum.
  2. Search listings — Check market rates on Zigbang, Dabang or Naver Real Estate, then view units through a licensed local agent.
  3. Check the property register before signing — Verify the owner name and any mortgages on the property. Send the deposit only to the registered owner.
  4. File a move-in report and fixed date — Legal protection for your deposit requires a move-in report and confirmed date. Do it right after moving in.

  • Ask for the lease to spell out what the maintenance fee covers.
  • Ask whether deposit-return guarantee insurance is available for your contract.
